Why property teams choose us

A whole portfolio, a small team, one flat price

Most safety systems punish you for having buildings. We don't charge per site, and your contractors never pay to use it — so the tool scales with your portfolio instead of your budget.

No charge per site

Add every building you manage — 5 or 500 — without the licence cost climbing. New building on the books this week? Set it up in minutes and move on.

Free for contractors

Your contractors get their own free account to upload insurances, accreditations and RAMS, and to sign in on site. Nothing to buy means nothing to argue about.

Built for lean teams

One dashboard across the portfolio, with reminders doing the chasing. Two people can hold compliance for dozens of buildings without living in a spreadsheet.

The platform

Everything a property team needs on every building

Four jobs, one connected record: prequalify the contractor, onboard them to the building, know when they're on site, and prove the inspections happened.

Contractor prequalification

Know a contractor is compliant before they quote

Send a PQQ, collect insurances, accreditations (CHAS, SafeContractor), H&S policies and RAMS, and get a clear status against every company on your approved list. Documents expire on their own — SiteConnect reminds the contractor to update them, not you.

  • Public liability, employers’ liability and accreditation expiry tracked automatically
  • Approve, decline or request more information with a full audit trail
  • One prequal covers every building you manage — no re-doing it per site

Contractor onboarding

Building-specific inductions, done before they arrive

Each building gets its own induction — access rules, hot works, roof access, isolation points, evacuation procedure and the live risk register for that address. Contractors complete it on their phone, acknowledge the risks, and you have the record.

  • Different induction per building, reusable across your portfolio
  • Tenant and building rules acknowledged in writing, with expiry
  • Hazards and controls pushed to every contractor on site, in real time
Site sign-in

Know who is in every building, right now

Contractors and visitors sign in by QR code, tablet kiosk or geofence on the app — no reception desk required. You get a live list per building, an accurate evacuation roll, and a record of who was where when a tenant asks.

  • QR poster, kiosk or automatic geofenced sign-in
  • Blocked sign-in when a prequal or induction has lapsed
  • Evacuation list on your phone, per building

Retire the paper logbook

Build the checks you already do — monthly building walk, fire and egress, plant room, lift (LOLER) and fire door checks, contractor spot audits — as digital forms. Answer on a phone, attach a photo, and raise a corrective action against the question that failed.

  • Every inspection linked back to the building for your records
  • Corrective actions assigned, dated and chased automatically
  • Photos on the form, so issues need no explaining
Built for UK compliance

Overlapping duties, evidenced

As a duty holder you share responsibility with every contractor working in your buildings. SiteConnect gives you the evidence the HSE and your insurers expect — who was engaged, what you checked, what you told them about the building, who signed in and what you did when something was found.

Hosted for NZ and Australia, and used by more than 500 organisations across the country.

HSWA 1974 & CDM 2015
Client duties, contractor competence checks and co-ordination, recorded.
Statutory inspections
LOLER, EICR, fire door and FRA evidence kept per building, ready to hand over.
RIDDOR reporting
Reportable incidents captured in the app with photos, investigation and sign-off.
Audit-ready export
Export a building's compliance history to PDF when an owner or insurer asks.

What you'll see on your demo
A building set up live — induction, risk register and QR sign-in in a few minutes.
A contractor prequal — what you ask for, and what happens when it expires.
The contractor's view — the free account they use to sign in and upload documents.
An inspection on a phone — with a photo and a corrective action raised.
Portfolio reporting — how it looks across 30 buildings, not one.

Frequently asked questions

Do you charge per building or per site?

No. You can add as many buildings as you manage without a per-site fee, so onboarding a new property costs you setup time and nothing else.

Do contractors have to pay to use SiteConnect?

No. Contractors get a free account to complete prequals and inductions, upload documents and sign in to your buildings. That's usually why uptake is fast.

Can each building have its own induction, hazards and forms?

Yes. Each building has its own induction, risk register, noticeboard and inspection schedule, while contractor prequals and templates are shared across the portfolio so you only build them once.

What are my duties as a property manager or managing agent?

Under the Health and Safety at Work etc. Act 1974 and CDM 2015 you have client duties for the work you commission, and as the responsible person under the Fire Safety Order you must keep fire risk under control. In practice that means checking contractor competence, sharing building hazards, knowing who is on site, and acting on what your inspections find. SiteConnect records each of those steps.

Will it work without a reception desk or tablet at every building?

Yes. A QR poster at the entry is enough — contractors scan and sign in on their own phone. Add a kiosk tablet or geofenced sign-in at the buildings where it makes sense.

Can we move our existing contractor list across?

Yes. Import your contractor companies and contacts from a spreadsheet and send prequal invitations in bulk. Our team helps with the first import as part of implementation.
